Midlands HMO is the HMO service of S&K Property Investments and Improvement Ltd, part of the S&K Group, based at Hembs Crescent in Great Barr, Birmingham. We design, build and manage houses in multiple occupation across the 12 Midlands counties, handle the compliance that goes with them, and support investors who are buying or planning an HMO.
What does one team cover?
- Design: measured surveys, room layouts and floor plans drawn to your council's room sizes and amenity standards.
- Building: HMO conversions, refurbishments, en-suites, kitchens, loft conversions and fire safety works.
- Compliance: licence applications, planning applications, fire risk assessments, safety certificates and compliance audits.
- Management: HMO management, tenant-find, maintenance and guaranteed rent.
- Investor support: sourcing, feasibility appraisals and turnkey projects.
Why does joining these up matter for an HMO?
An HMO has to work as a building, as a licensed house and as a let property at the same time. A layout that looks right on paper can fall short of the council's room sizes. A refurbishment planned without the fire risk assessment can mean doors and alarms being redone. A house finished without the right certificates can hold up the licence application, and a house that is awkward to manage struggles to keep tenants.
When the people who design the rooms also build them, check them against the council's standards and then manage the house, those problems are spotted at the drawing stage, when they are easiest to fix. You deal with one team that knows the whole house, rather than passing information between a designer, a builder, a consultant and a letting agent.
How do we work?
- Survey first. We visit and measure every room before we price anything.
- Council rules checked for the address. We check licensing, Article 4 directions and the council's HMO standards for the exact property, because they vary from one council to the next.
- A fixed written quote. You get an itemised quote for the specification we agree, so you know what is included before work starts.
- S&K and vetted subcontractors. The work is carried out by S&K and vetted subcontractors working under S&K, and you contract with S&K for the whole job.
- A photographic record. We photograph the work as it goes, including fire stopping and other work that is later covered up.
- Documents at handover. You receive the certificates and records for the house, ready for a licence application, your insurer or a future sale.
What do we not do?
We give property, planning, licensing and building information. We do not give financial, tax or legal advice, and we do not hold or pool investors' money. For finance and tax decisions, take advice from a regulated adviser.
