Guide range for the building work

£0

Typical Midlands prices in October 2026, including VAT where it applies. The survey sets the final, fixed price for the agreed specification. Furniture, council fees, planning and building control fees are not included.

How the guide price works

The range adds up typical Midlands costs for each part of the job: building work per lettable room at the level of work you chose, en-suites, a communal kitchen, extra bathrooms, fire doors for each bedroom, kitchen and lounge, and a fire alarm system for each storey. A loft conversion adds rooms at a separate rate. The house type adjusts the total, because older and larger buildings usually need more work.

What it doesn't include

  • Council HMO licence fees, planning application fees and building control charges
  • Furniture, white goods for bedrooms and soft furnishings
  • Structural surprises found once walls and floors are opened up

The survey replaces this range with a fixed price for the agreed specification. See our HMO conversion costs guide for more detail.
