Our guides and tools give general information about HMOs in England, checked in October 2026. They are not legal, tax or financial advice. Rules change and councils apply them differently, so check your own situation with your council and take professional advice.
Guide prices and calculators
Guide prices are typical ranges, not quotes. The price we will charge is the fixed written quote we give after surveying the property, for the specification agreed in it. The yield calculator only performs arithmetic on the figures you enter.
Licensing information
The council information in our licensing checker and on local pages reflects what we found on each council's website when we checked it and, where a council page could not be checked, reputable secondary sources. Where we could not confirm a position we say so. Always confirm with the council for the exact address.
