What can tenants be charged?
Tenants are not charged letting fees. Under the Tenant Fees Act 2019, landlords and letting agents in England can only take the payments the Act permits. These are:
- rent;
- a refundable tenancy deposit, capped at five weeks' rent where the annual rent is under £50,000;
- a refundable holding deposit to reserve a room, capped at one week's rent;
- the other payments the Act permits in limited circumstances, which are set out in the Act and in government guidance.
Any tenancy deposit must be protected in a government-approved scheme. Under the Renters' Rights Act 2025, no rent can be taken before the tenancy agreement is signed, and no more than one month's rent can be asked for between signing and the start of the tenancy.
What do landlords pay?
Management, tenant-find and guaranteed rent terms are agreed in writing for each property before you instruct us. The written terms set out what is included, what you pay and how the arrangement ends. For guaranteed rent, have your own solicitor review the lease before you sign.
The Consumer Rights Act 2015 requires letting agents to publish their fees, the redress scheme they belong to and their client money protection details. Before we take on any management instructions, this page will list our fees, stated including VAT, together with our redress scheme and client money protection details.
How are design, building and compliance work priced?
Design, building and compliance work is quoted per job. After a free survey you receive a fixed written quote, itemised for the specification we agree, including VAT where it applies. Council licence fees, planning fees and building control fees are separate and are set by the council or the building control body.
