HMO rules in Derby City Council

Rule	Derby City Council
Mandatory HMO licence (5+ people)	In force everywhere in England
Additional HMO licensing	None found
Selective licensing	None found
Article 4 direction for small HMOs	In part of the area Arboretum ward and parts of seven wards inside the ring road, since 3 May 2025

Checked October 2026 against Derby City Council's HMO licensing page. Schemes change, so we confirm the position for your address before any work starts.

Derby City Council's Article 4 direction covers Arboretum ward and parts of the wards inside the ring road, not Allestree, so changing a family house here into a small HMO is usually permitted development. Seven or more occupants always needs planning permission. We found no additional licensing scheme in force in Derby City Council, so the mandatory licence for five or more people is the main one to plan for.

Room lets and tenant find for Allestree landlords

We let HMO rooms in Allestree for owners who manage their own houses, from a single room to every room as it falls vacant. Each advert shows the asking rent, and each applicant is referenced and checked in the same way before any paperwork is signed.

Room lets in Allestree follow the same national rules as anywhere in England: assured periodic tenancies, no bidding, no blanket bans and limits on rent in advance. Where the house needs an HMO licence, we check the licence conditions on occupancy before letting each room.

Questions about HMO room letting in Allestree

Can you manage a house that you converted for me?

Yes, and it helps. We already have the drawings, certificates and specification, so the handover into management is straightforward.

What is HMO guaranteed rent?

A company leases the whole house for a fixed monthly rent and lets the rooms itself. A company let is governed by the lease terms rather than the assured tenancy rules, and owners can still be exposed if the operator breaks licensing rules, so have the lease checked by your own solicitor.

How do you find tenants for rooms in Allestree?

We advertise each room, carry out viewings, reference applicants and handle move-in, with rooms let under the tenancy rules in force at the time.

Do you manage HMOs across Allestree?

Yes. We manage shared houses in Allestree and across Derbyshire, from letting individual rooms to rent collection, repairs and licence compliance.
